Wheaton Aston is a beautiful English village just within the Staffordshire border, located between the towns of Stafford, Wolverhampton and Telford.
THE VILLAGE
The village has a community that is well served with a shop, two pubs, café and post office. It also has the benefit of The Shropshire Union Canal running alongside the northern boundary of the village.
LOCATION
The site is located on the north western boundary of the settlement off Fenton House Lane. The development will be well served from the existing highway with good opportunity to blend seamlessly into the countryside beyond.
SURROUNDINGS
The development area is a total of 5 acres of which a proportion would be designated to open green space, biodiversity enhancement, sustainable urban drainage and structured landscaping.
LAYOUT
The development is in the very early stages of assessment, with our design team working on understanding the constraints of the site.
This is so that we can design a high quality community the works perfectly with the existing community, landscape and infrastructure.
ECOLOGY
Ecological Surveys will be undertaken across the site to evaluate what habitats and animals we have present, this will enable us to consider and enhance their environment with our designs.
The site is currently used for grazing, with our designs we will be enhancing the biodiversity of flora and fauna across the site.
DRAINAGE
Sustainable Urban Drainage systems will be designed into the scheme to accommodate, store and channel surface water into the network.
The design calculations will reduce the surface water run off from the site and will therefore provide betterment to the wider network.
The foul water from the development will be dealt with through an adopted sewer system which would be managed by Severn Trent Water.
LANDSCAPING
The site does not lie within any designated landscape conservation areas but is on the edge of the village and so sensitivity will need to be given to the rural edge of the development to ensure it is considerate in regards to the landscape visual impact of the scheme.
Mature, native landscaping will be designed and implemented, creating interesting and diverse landscapes throughout the development, enhancing the spaces and creating habitats for wildlife.
HIGHWAYS
Access is to be taken from Fentonhouse Lane which is an established highway already serving the village.
In conjunction with the Highway Authority the access as well as the internal roads will be designed and tested against the highest safety measures whilst ensuring the development isn’t over engineered and dominated by tarmac.
YOUR QUESTIONS ANSWERED
Some of the most common questions we get asked in relation to residential development.
Got another question? Click the button below.
If you think your land is suitable for housing, get in touch. We will have a look for you and let you know if you have a site with good residential potential.
We look at the constraints and opportunities for the site, look at the policy requirements for open space, biodiversity etc., then based on the area that is left, we design our layouts accordingly.
We will always work closely with the Highway Authority to understand the impact of development and, if required, implement a scheme to improve the highway network in conjunction with the Highway Authority.
Community consultation is key, we want to know your thoughts on what your community needs. We will work closely with the local community to bring as many benefits as possible to the local area through the planning process.
After we identify a piece of land and have assessed it has strong planning potential, we agree a contract with the land owner. Following this, we carryout public consultation prior to submitting a planning application. Once we have obtained planning permission, we conclude the detailed design, and obtain all the necessary statutory approvals. Then we commence on site to start building.
