This site is nestled right on the edge of Walsall, bordering Lichfield. Fronting onto Lichfield Road this highly valued location has fantastic connectivity into Walsall as well as the wider West Midlands area.
THE SITE
The site is an unused, unmanaged area of scrub land which is bordered by trees on three boundaries and Lichfield Road on the fourth. Its lies adjacent to Shire Oak Care Home and is allocated for housing in the emerging Black Country Core Strategy Review.
LOCATION
The site is located on the north western side of Lichfield Road to the north east of Walsall. The development will be well served from the existing highway providing great connectivity from the site into the surrounding area.
SURROUNDINGS
The development area is 0.8 acres and sits adjacent to the larger, strategic allocation of Home Farm, Sandhills. This site would considerately reflect the housing along Lichfield Road and respect the existing established vegetation already present on site.
LAYOUT
The development is currently under going technical due diligence, provisional layouts will be drawn following conclusions of all known constraints.
We aim to ensure we understand the constraints of a site before planning our layouts to ensure high quality, accurate deliverability.
ECOLOGY
Ecological Surveys will be undertaken across the site to evaluate what habitats and animals we have present, this will enable us to consider and enhance their environment with our designs.
The site is currently overgrown and unmanaged; our designs will create and manage habitats for flora and fauna.
DRAINAGE
Sustainable Urban Drainage systems will be designed into the scheme to accommodate, store and channel surface water into the network.
The design calculations will reduce the surface water run off from the site and will therefore provide betterment to the wider network.
The foul water from the development will be dealt with through an adopted sewer system which would be managed by Severn Trent Water.
LANDSCAPING
The site will boast high quality landscaping design which focuses on biodiversity. The existing trees and hedge surrounding the site create a perfect green back drop for the development to reflect.
Native landscaping will be designed and implemented, creating interesting and clever landscapes which perfectly blend the development into it’s setting.
HIGHWAYS
The site will be directly accessed from Lichfield Road, providing strong walking, cycling and vehicular routes from the development.
The site will be designed in accordance with the Highway Authorities design standards, given the small nature of the site, materials will be kept as soft as possible so as to not over engineer the scheme.
