STRATEGIC LAND
Promoting land through the planning process to achieve a housing allocation or planning consent.
WHAT?
Working closely with local authorities and local communities to promote land for housing. Vision documents are created to set out a sustainable strategy for delivering housing.
WHEN?
Each local authority, town council, parish council will have individual timescales for their local plans and neighbourhood plans. We would track promotion alongside their designated timescales.
WHERE?
Our geographical region focuses on the West Midlands.
But for the right site, we are happy to look at any piece of land, in any location.
HOW?
We would promote the site through the local plan by creating a technically robust, supporting, evidence base to demonstrate why the site is a suitable, sustainable and deliverable location for residential housing.
WHAT’S THE OPPORTUNITY?
Land located in a sustainable location that has the potential to accommodate housing.
The National Planning Policy Framework favours planning for residential development in sustainable locations; that means, if you have a piece of land which is located within or adjacent to an existing settlement that has amenities and has not been allocated for housing, we could promote your land for you to obtain a planning allocation or consent, realising the value in your land.
Strategic Land is a longer term strategy for obtaining planning and will usually run in line with local plan reviews. That doesn’t rule out shorter term strategies, depending on location, local need for housing and historic use of the site, to name a few.
